The Dundas Planning Commission will meet Thursday evening at 7 p.m. to consider three significant development proposals that could reshape the city’s residential and commercial landscape.
The first public hearing will focus on Stone Ridge Hills, Second Edition, a proposed 60-lot single-family subdivision. The commission will review the preliminary plat and a Planned Unit Development (PUD) request. The PUD allows flexibility in lot sizes and widths, creating a slightly denser neighborhood than existing developments.
“And that PUD is what gives the council and the city flexibility in deviating from the requirements that we have set forth for size and width of lots. It’s a little denser than what’s up there right now, but it will be much more affordable.”
Teppen also confirmed that national builder D.R. Horton is involved.
The second hearing addresses a five-lot commercial development at the corner of Highway 3 and County Road 1, which is the site of the Johnson Reiland Builders and Remodelors offices. Plans include two restaurant pads, a car wash, and relocation of the JRBR office building further back on the parcel.
Finally, the commission will consider a conditional use permit for Les Schwab Tire Center, proposed for a parcel south of the mini storage facility near Highway 3 and Gleason Road. This addition would further expand Dundas’ commercial offerings.
Teppen said these projects have kept the Dundas city staff occupied.
“So yes, things have been busy the past several months, from a staff’s perspective. All of this stuff gets done before it gets to the planning commission and city council. There is lots and lots of back and forth and engineer review, storm water review, on and on and on.”
Teppen emphasized that these projects reflect strong growth and interest in Dundas. Combined with a proposed development in Bridgewater Heights, the city could see up to 100 new single-family homes within the next five years. “It’s exciting to see what’s happening,” she said.
