Dundas pushes forward with major housing expansion

A flurry of approvals and planning actions over the past several weeks is putting Dundas on track for one of the most significant housing expansions in its history, with hundreds of new homes and apartments proposed as the city works to address a growing housing shortage.

City Administrator Jenelle Teppen said city leaders approved preliminary plans for a 75-lot single‑family subdivision on Monday night that would extend the Bridgewater Heights development. The project, proposed by Loomis Homes on recently annexed land, is expected to be built out over roughly three years. While ambitious, Teppen said the pace reflects strong demand in the area.

“It’s aggressive compared to how long Bridgewater Heights originally took to develop,” she said. “But the need for housing right now is very real.”

At the same time, the Dundas Economic Development Authority and City Council are advancing a much larger residential concept downtown. Officials are working with Rebound Partners on a proposed four‑story apartment building with roughly 116 units at the North Railway site, currently home to a former co‑op fertilizer facility. The council recently authorized the city to apply for a state Deed grant to remediate contamination on the property, a critical step before construction can begin.

“That site has completed Phase I and Phase II environmental reviews,” Teppen said. “Remediation is necessary before redevelopment can happen.”

The push follows action earlier this month approving the final plat and a tax abatement package for Stone Ridge Hills Second Edition, a 60‑unit market‑rate single‑family development near Dundas Boulevard and County Road 78. Construction on that project could begin almost immediately.

Teppen and other city leaders say the growth is essential to supporting existing amenities such as schools, parks and regional recreation facilities.

“We love this community,” Teppen said. “We want to see it grow in a way that supports what we already have and what this area needs.”
